Private real estate financing and real estate investing involve risk. Please read the following disclosures carefully before applying for a loan or making an investment with ER Capital Partners, LLC. These disclosures are general and do not describe every risk.
1. Borrowing Risks
Short-term and asset-based loans typically carry higher interest rates and fees than conventional bank financing. Many of our loans are interest-only and require repayment of the full principal balance (a “balloon payment”) at maturity. If you are unable to sell or refinance the property by maturity, you may need to seek an extension, which may involve additional fees, or you may default.
2. Risk of Loss of Property
Our loans are secured by real estate and are often personally guaranteed. If you default, we may exercise our remedies under the loan documents, which can include foreclosure of the property and collection against guarantors. You could lose the property and your investment in it.
3. Market and Project Risks
Real estate values, rents, interest rates and buyer demand can change quickly. Renovation and construction projects may cost more or take longer than planned because of contractor performance, permitting, materials, weather or other factors. After-repair values and projected rents are estimates, not guarantees.

Rates, terms, closing timelines, case studies and calculator results shown on our website are illustrations based on past transactions or assumptions. They are not a promise of future results or a commitment to lend. Your actual terms will be stated in your term sheet and loan documents.
